Finding Property To Flip As A Real Estate Investment

One of the main concepts in flipping property is to locate undervalued property that would make a good real estate investment.  This usually means finding property that is in need of repair or renovation so it is priced far below the fair market value.  Finding property that is priced low enough that it allows for renovation and carrying costs and still provides a good profit as an investment can be a challenge.  Some properties come up on the traditional MLS but are likley to be quickly scooped up by other real estate investors or even realtors themselves. 

Finding the perfect property to flip may require some creative actions on the real estate investors part.  Here are some ideas that might get you started on finding a property to flip.

Partner With A Real Estate Agent:  Find yourself a good agent and explain your plans and needs.  If you can establish a working relationship your real estate agent may be able to find property not yet listed on the MLS.  These below radar properties can be excellent sources of investment profit.

Monitor Classified Ads In Newspapers And Internet:  Many sellers may try and sell using the For Sale By Owner route.  This usually means placing an ad in a newspaper classified section or on the internet.  Craigs List is an excellent source for For Sale By Owner real estate that might be ripe for a property flip.

Place Your Own Classified Real Estate Ad:  In most newspapers and internet classified sites you can place your own Wanted ad.  You may get lucky and find a seller who wants to unload a property quickly.
